Hundred Palms EC Smashes PSF Record in 2025

Hundred Palms Residences has set a new high for Executive Condominiums (ECs) in Singapore, with a recent resales deal reaching S$2,039 per square foot (psf) — the highest psf ever recorded for an EC to date. 

Details of the Landmark SaleThe unit is a 4-bedroom apartment, spanning 1,324 sqft, located on the 11th floor of Block 260. 

It was sold for S$2.7 million in June 2025. 

The seller originally bought it in 2017 for about S$1.13 million (≈ S$852 psf), meaning they made a profit of S$1.57 million over ~8 years. 

What This Surpassed

The previous EC psf record was also at Hundred Palms — S$2,001 psf for a 5-bedder unit sold in March 2025. 

This new sale thus not only breaks that project-record, but becomes the nationwide EC high for psf. 

Broader Market Context

Average psf at Hundred Palms currently sits around S$1,821 psf, which is ~16% above the national EC psf average of S$1,569. 

The high price reflects growing buyer willingness to pay premiums for well-located ECs, especially those with attractive amenities, good schools, and upcoming infrastructure (e.g. proximity to MRT stations). 

Implications & What to Look Out For ECs are increasingly competing with private condos, particularly in Outside Central Regions (OCR) as price gaps narrow. 

New EC plots (e.g. Woodlands Drive 17, Senja Close) are being sold at significantly higher land rates, suggesting that future ECs may launch at higher psf levels.
