Many Singaporeans dream of owning an Executive Condominium (EC) — a hybrid between public and private housing that offers attractive prices and long-term investment potential. But one common question arises: Can singles buy ECs in Singapore?
Let’s clear the confusion once and for all.
Under HDB and EC eligibility rules, a single person cannot buy a new Executive Condominium alone.New ECs are treated as part of the public housing framework, so buyers must form a family nucleus under one of HDB’s schemes — such as:
Public Scheme – Married couple or family with parents and children
Fiancé/Fiancée Scheme – Engaged couples intending to marry
Orphans Scheme – Siblings who are orphans and buying together
Joint Singles – Both who are Singapore citizen and age above 35 buying together
That means a single individual below 35 years old does not qualify to buy a new EC.
While new ECs are off-limits to singles, there are several alternative routes:
After an EC completes its 5-year Minimum Occupation Period (MOP), it enters the open market, where Singapore citizens and PRs can buy — even as singles.
Resale ECs are a great option because:
They are more affordable than private condos
Still located in prime areas
Already fully privatised after 10 years
Singles aged 35 and above can purchase:
A new 2-room BTO flat (non-mature estate), or
A resale flat on the open market
However, note that ECs remain restricted, regardless of age, unless it’s a resale EC.
Singles can also apply for a new EC jointly:
With a fiancé(e) under the Fiancé/Fiancée Scheme
With a sibling, if both are orphansThis still fulfills HDB’s family nucleus requirement.
Both Single, Singapore Citizen and age above 35.
CPF housing grants are available only for eligible EC buyers who meet HDB criteria. Singles do not qualify for the EC grant scheme unless buying under one of the valid family schemes.
If you’re purchasing a resale EC, grants no longer apply, since resale ECs are considered private housing.
